2) Who will be the controller of your data?

Angels Den Funding Limited (hereinafter referred to as AD) will be the controller of your data (Angels Den means all entities from the Angels Den capital group, which includes Angels Den Funding Limited with its registered office in London and all entities related to it and dependent on it) and only our Trusted Partners.

3) Why do we want to process your data?

We process this data for the purposes described in our Privacy Policy, including:
- compliance with any legal requirements and obligations,
- ensuring that content from our Website is presented in the most effective manner for you,
- marketing purposes,
- providing you with our services (including the completion and support of immediate activity required to provide you with information and deliver products and/or services that you request and to deliver any contracts entered into with you), or
- as otherwise explained in this privacy policy or by any communication by us.
Where you have explicitly consented to be contacted for such purposes, we use your personal data to provide information on our new and existing products and services.

4) To whom can we transfer data?

In accordance with applicable law, we may transfer your data to entities processing it at our request, e.g. marketing agencies, subcontractors of our services and entities authorized to obtain data under applicable law, e.g. courts or law enforcement agencies - of course only if they submit a request based on an applicable legal basis. The platform seamlessly connects borrowers & lenders, enabling fast, flexible & cost-efficient debt financing secured by commercial property assets. We match lender demand for income with borrower demand for loans. Proplend is FCA regulated & HMRC approved as an ISA Manager. Proplend has two set of clients; commerical property investors (Borrowers) & cash rich investors (Lenders)

3 Borrowers products; short tern Bridge Loans, sub 5 year term loans & VAT loans. Loan are secured by a combination of 1st legal charge, debentures & PG's.

Lenders; loans are split in up to three loan to value based risk tranches, this allows lenders with different risk parameters & return requirements to all participate in the same loan. We offer taxable & tax free (ISA & Pension accounts), for passive investors an AutoLend function & operate a secondary market which offers Lenders a liquidity function. Manual, hands on, lenders can choose investments on a loan by loan basis.

Problem Solved

For Borrowers, Proplend is filling the £20bn gap left by the banks who historically monolopised the sub £5m commercial loan sector. Debt is an essential tool for commercial property investors, who need access to fast, flexible & deep pools of liquid capital.

The long term low interest rate environment combined with inflation & a volative stock market has left lenders serching for alternative forms of fixed income returns. The system is awash with cash, £270bn in Cash ISAs & £200bn saved in lockdown. Traditionally they may have directly purchasing property (BTL) but have now realised that for similar returns, they can invest digitally into property debt, the safest property investment.

Revenue Model

Revenue is generated across three channels:

1. One off arrangement fees, paid by the Borrower, when the loan is drawn down. This is generally 2% of the gross loan amount and grows as more loans are funded across the platform.

2. Recurring Monthly Revenue. Proplend collects 10% of the interest paid by Borrowers to Lenders on a monthly basis for the term of the loan. >£400,000 of income baked into the current loan book & grows with loans under management.

3. Secondary market sale fee. The selling lender pays a 0.5% fee, of loan face value, when they sucessfully sell a loan part on the Proplend Loan Exchange.
